Homes in Sevenoaks
Sevenoaks combines a historic town centre with Victorian commuter villas and large individually designed houses on the Kippington and Wildernesse estates. Much of the town lies in conservation areas, so details such as windows, dormers and external finishes often matter as much as the interior plan.
The Kippington appraisal describes large, individually designed two-storey houses in substantial plots, including Arts and Crafts houses by Baillie Scott from the early 1920s and the eighteenth-century Kippington House. The Granville Road and Eardley Road area is mostly Victorian and Edwardian villas in an Italianate style, in red brick with clay tile and occasional stucco. The Vine conservation area, north of the High Street, has eighteenth-century houses such as Vine House (1731) alongside Victorian and 1920s and 1930s houses on St Botolph's Road and The Drive. Interior projects tend to involve large family houses with period proportions, joinery and sash or casement windows, and the reconfiguration of kitchens and living space within them.

Before you start in Sevenoaks
The consents and local rules that most often shape an interior project here, each linked to its official source. The studio checks them for your property at the start, so they are planned into the design and the programme.
Sevenoaks District Council's Kippington appraisal (October 2009) notes that listing covers a building internally and externally, and that listed building consent is needed for internal changes that affect its character. Consent is also required to alter the form of fenestration in a listed building.Source: sevenoaks.gov.uk
The Granville Road and Eardley Road appraisal (October 2009) identifies single-glazed white-painted timber sashes and casements as the common window type, states that windows should normally be white painted and treats uPVC replacements as harmful. Replacement windows in flats that materially affect external appearance need planning permission.Source: sevenoaks.gov.uk
The Vine appraisal (May 2009) records that conservation area controls require planning permission for dormers, cladding and rendering, and six weeks' notice before works to trees. It states that uPVC is inappropriate and that original timber windows should always be repaired.Source: sevenoaks.gov.uk
Sevenoaks District Council needs suspension applications at least 10 working days before the start, for uses including construction projects, removals and skips. It charges a £31 non-refundable application fee and £21 per bay (or six-metre length) per day, and a skip also needs a Kent County Council skip licence.Source: sevenoaks.gov.uk
Questions
Interior design in Sevenoaks
Is our Sevenoaks house in a conservation area?
Possibly. Sevenoaks District Council lists 41 conservation areas, and those in the town include the High Street, Hartslands, Kippington and Oakhill Road, Granville and Eardley Road, The Vine, Vine Court and Wildernesse. Each has its own appraisal describing what contributes to its character. We check the address against the council's maps at the outset, because it affects windows, dormers and external finishes in the scheme.Source: sevenoaks.gov.uk
Can we replace our original windows with double-glazed units?
In the town's conservation areas the council's appraisals favour white-painted timber windows and describe uPVC replacements as harmful; flats need planning permission for replacement windows that change external appearance, and listed buildings need consent to alter fenestration. Where originals survive we usually look at repair, draught-proofing and secondary glazing first, then discuss options with the council where replacement is needed.Source: sevenoaks.gov.uk
How do we reserve parking outside for deliveries during the works?
Apply to Sevenoaks District Council for a parking bay suspension at least 10 working days before you need it, and pay at least eight working days before. The council charges a £31 application fee plus £21 per bay per day, and a skip on the road also needs a Kent County Council licence. We schedule large deliveries around this.Source: sevenoaks.gov.uk
Do you take on single rooms as well as whole houses in Sevenoaks?
Yes. Projects range from a single room, which can also be designed remotely through the Virtual Studio, to whole-house refurbishments, new builds and commercial spaces. Every project follows the same five-stage, RIBA-aligned process: Define, Develop, Resolve, Deliver and Complete.
Can you manage the build as well as the design?
Yes. The studio can work alongside your architect and contractor, providing contractor coordination and design oversight on site, or deliver a single design-and-build service that takes the project from concept to completion.
Will Katherine be involved personally?
Yes. Katherine Varnava, a BIID Registered Interior Designer®, leads every project herself. The studio takes on a deliberately limited number of projects each year so that she stays involved in every detail, from concept to completion.
