Homes in Bromley & Chislehurst

Chislehurst is a town built around its commons, with Arts and Crafts houses on large plots, Victorian village cottages and later estates nearby. Much of it is a conservation area, and the council's guidance on original windows, doors and materials shapes how a house can be updated inside and out.

Bromley's Chislehurst Conservation Area guidance records late nineteenth and early twentieth-century Arts and Crafts houses on large plots, with the Camden Estate houses built on a grand scale. Around the High Street there is late Victorian terraced and villa housing, Old Perry Street and Old Hill have Victorian and Edwardian village-style cottages, and Camden Close has sixteen detached houses of 1934 in an 'olde worlde' style. Interior projects often involve large family houses with original joinery and leaded or timber windows, along with kitchens, bathrooms and lighting adapted to period rooms.

The consents and local rules that most often shape an interior project here, each linked to its official source. The studio checks them for your property at the start, so they are planned into the design and the programme.

  • Bromley's supplementary planning guidance for the Chislehurst Conservation Area, adopted on 15 June 1999, states that original window and door proportions, materials and detailing should be retained and that original joinery should be repaired where practical. It discourages mass-produced standard components, particularly uPVC, and asks for alterations to use materials that match the host building.Source: bromley.gov.uk

  • Bromley confirmed non-immediate Article 4 directions on 24 June 2022, in force from 19 July 2022. The Chislehurst Road Conservation Area direction removes Part 1 Class C permitted development rights, and a separate direction removes Classes B and C across the Petts Wood Area of Special Residential Character.Source: bromley.gov.uk

  • Bromley has 47 conservation areas, with additional planning controls including extra protection for trees. Appraisals and management plans for Chislehurst Road, Bromley Town Centre, The Covert, The Thrifts and Shortlands Village were adopted in June 2025.Source: bromley.gov.uk

Questions

Interior design in Bromley & Chislehurst

Can we replace the original windows and doors on our Chislehurst house?

The council's Chislehurst Conservation Area guidance asks for original window and door proportions, materials and detailing to be retained, and for original joinery to be repaired where practical. It discourages mass-produced uPVC replacements. We usually look at repair, draught-proofing and discreet secondary glazing first, and specify replacements to match the originals where they are needed.Source: bromley.gov.uk

What hours can builders work on our house in Bromley?

Bromley's normal hours for noisy construction work are 8am to 6pm on weekdays and 8am to 1pm on Saturdays, with no noisy work on Sundays or bank holidays. Quieter interior work such as decorating is less disruptive, but we plan noisy stages such as strip-out within these hours.Source: bromley.gov.uk

Our house is in the Chislehurst Road Conservation Area. Are there extra restrictions?

Yes. An Article 4 direction confirmed on 24 June 2022, in force from 19 July 2022, removes Part 1 Class C permitted development rights in the Chislehurst Road Conservation Area, so some work that would otherwise be permitted now needs planning permission. The area also has its own appraisal and management plan, adopted in June 2025. We check proposals against both early in design.Source: bromley.gov.uk

Do you take on single rooms as well as whole houses in Bromley & Chislehurst?

Yes. Projects range from a single room, which can also be designed remotely through the Virtual Studio, to whole-house refurbishments, new builds and commercial spaces. Every project follows the same five-stage, RIBA-aligned process: Define, Develop, Resolve, Deliver and Complete.

Can you manage the build as well as the design?

Yes. The studio can work alongside your architect and contractor, providing contractor coordination and design oversight on site, or deliver a single design-and-build service that takes the project from concept to completion.

Will Katherine be involved personally?

Yes. Katherine Varnava, a BIID Registered Interior Designer®, leads every project herself. The studio takes on a deliberately limited number of projects each year so that she stays involved in every detail, from concept to completion.
