Homes in Weybridge & Virginia Water

Weybridge and Virginia Water are known for private estates, chiefly St George's Hill and Wentworth, where large detached houses sit in wooded plots behind private roads. Here an interior project can be subject to estate rules on consent, working hours and site access as well as council requirements, so the programme has to be planned around both.

Elmbridge describes St George's Hill as a private estate of large, gated, detached houses on generous wooded plots that historically were no less than one acre, where many of Walter George Tarrant's original houses have been replaced by larger ones. The Virginia Water design code records houses on Wentworth West that typically exceed 8,000 sq ft, some with basements larger than the ground floor, while Wentworth East has plots under one acre and an average house below 6,000 sq ft. Weybridge itself has Victorian and Edwardian houses off the High Street, Regency stucco houses on the Cricket Green and Arts and Crafts houses in Weybridge Park. Interior work here often means whole-house schemes for large new or replacement homes, lower-ground leisure spaces and the reworking of earlier estate houses.

Before you start in Weybridge & Virginia Water

The consents and local rules that most often shape an interior project here, each linked to its official source. The studio checks them for your property at the start, so they are planned into the design and the programme.

  • The Wentworth Estate Roads Committee requires its consent for all building works and alterations or modifications of existing buildings, even where Runnymede treats the work as permitted development. Its approval is separate from, and additional to, any council approval, and it enforces estate covenants under the Wentworth Estate Act 1964.Source: wentworthestate.org.uk

  • Wentworth Covenant 3 requires consent before any building or substantial or structural external addition or alteration, with approval not to be unreasonably withheld. Felling a tree of 9 inches diameter or more, measured 2ft above ground, needs Committee consent, and building materials may not be stored on the land other than during construction.Source: wentworthestate.org.uk

  • Elmbridge designates St George's Hill a special low density residential area and describes it as a private estate with established covenants and access limited to residents and visitors. Some older houses on the estate are statutorily listed.Source: elmbridge.gov.uk

  • Elmbridge states that listing covers internal features as well as external ones, so interior changes to a listed house may need listed building consent, supported by a Heritage Statement.Source: elmbridge.gov.uk

  • On the Wentworth Estate, demolition and construction work is limited to 8am to 5pm on weekdays and until noon on Saturdays, with noisy groundworks and demolition prohibited on Saturday mornings and no work on Sundays or public holidays. Deliveries follow the same hours, large vehicles are restricted to after 9am on weekdays, and skips, vehicles and materials may not be left on estate roads or verges.Source: wentworthestate.org.uk

  • Runnymede's guideline hours for noisy construction work are 8am to 6pm Monday to Friday and 8am to 1pm on Saturdays, with no noisy work on Sundays or public holidays. Work outside these hours needs prior consent, requested at least 21 days in advance.Source: runnymede.gov.uk

Questions

Interior design in Weybridge & Virginia Water

We live on the Wentworth Estate. Do we need the Roads Committee's consent for an interior refurbishment?

The Committee requires consent for all building works and alterations or modifications of existing buildings, even permitted development, and its consent is separate from Runnymede's. Its published material does not say whether purely internal work is included, so we check with the Estate Office before work starts. Its working rules on hours, deliveries and vehicles apply to construction work on site in any case.Source: wentworthestate.org.uk

What hours can contractors work on the Wentworth Estate?

The estate's working rules limit construction work to 8am to 5pm on weekdays and until noon on Saturdays, with no work on Sundays or public holidays. Noisy groundworks and demolition are not allowed on Saturday mornings, deliveries follow the same hours and large lorries are restricted to after 9am on weekdays. We build these limits into the programme from the outset.Source: wentworthestate.org.uk

Is St George's Hill subject to its own rules as well as Elmbridge planning?

Yes. Elmbridge describes St George's Hill as a private estate with established covenants and designates it a special low density residential area. The estate's own requirements sit alongside council planning and, for listed houses, listed building consent. We confirm what the estate requires for a given house before finalising designs or booking contractors.Source: elmbridge.gov.uk

Do you take on single rooms as well as whole houses in Weybridge & Virginia Water?

Yes. Projects range from a single room, which can also be designed remotely through the Virtual Studio, to whole-house refurbishments, new builds and commercial spaces. Every project follows the same five-stage, RIBA-aligned process: Define, Develop, Resolve, Deliver and Complete.

Can you manage the build as well as the design?

Yes. The studio can work alongside your architect and contractor, providing contractor coordination and design oversight on site, or deliver a single design-and-build service that takes the project from concept to completion.

Will Katherine be involved personally?

Yes. Katherine Varnava, a BIID Registered Interior Designer®, leads every project herself. The studio takes on a deliberately limited number of projects each year so that she stays involved in every detail, from concept to completion.
