Homes in Watford
Watford has ten conservation areas, several of them Victorian suburbs that grew quickly once the railway arrived, such as Nascot, Estcourt and Oxhey. Interior projects here often involve opening up terraced and villa layouts for family life while keeping the sash windows, chimneys and timber doors that the council's appraisals single out as important.
The Nascot appraisal describes a mainly Victorian area of two-storey terraced cottages with detached and semi-detached houses and Victorian villas, some with Gothic detailing, in London stock brick under slate or clay tile roofs. Estcourt was almost entirely built in the second half of the nineteenth century and fully developed by 1896, following the opening of Watford Junction station in 1858. Oxhey, around Villiers Road and the Paddock Roads, combines terraces with detached and semi-detached villas built mostly from the 1850s to the 1890s. Typical interior work includes reconfiguring ground floors around new kitchens, adding bathrooms and dressing rooms, and designing joinery that suits period rooms.

Watford's conservation areas are Civic Core, Estcourt, Grove Mill Lane, High Street and King Street, Macdonell Gardens, Nascot, Oxhey, St Mary's, The Square and Watford Heath, each with a character appraisal. The council advises that if you live in a conservation area you may need to apply for permission to do work on a property.Source: watford.gov.uk
Two Article 4 Directions were made in Nascot on 4 April 2013. The first, covering many residential streets, removes permitted development rights for alterations to dwellings, changes to street-facing roof slopes, porches, front boundaries and exterior painting; the second covers exterior painting only on properties including 99 to 153 St Albans Road. The appraisal notes that many original timber sash windows have been replaced with uPVC.Source: watford.gov.uk
Oxhey was designated on 18 February 2013, and an Article 4 Direction of 4 April 2013 removes permitted development rights on listed residential addresses for external alterations, street-facing roof changes, porches, boundaries and exterior painting. The appraisal identifies brick chimneys, wooden doors and sliding sash windows as original features and treats uPVC replacements as a major negative factor.Source: watford.gov.uk
Historic England states that listing covers a whole building, including the interior, unless parts are excluded in the list description, and that owners need listed building consent for most types of work affecting its special interest. KVI checks the list entry and agrees the scope of consent with the council before interior design is finalised.Source: historicengland.org.uk
Watford recommends noisy construction work only between 8am and 6pm Monday to Friday and 8am and 1pm on Saturday, and at no time on Sundays or bank holidays. Contractors planning noisy work outside these hours should apply for prior consent under Section 61 of the Control of Pollution Act 1974, ideally at least 28 days before work starts.Source: watford.gov.uk
In a controlled parking zone, tradespeople and builders can apply for a dispensation costing £25 per vehicle per day, for up to three weeks. Applications are processed in three working days and the fee is non-refundable.Source: watford.gov.uk
Questions
Interior design in Watford
My Watford house is in a conservation area. Can I change the windows as part of a refurbishment?
Check first. In Nascot, Oxhey and Estcourt, Article 4 Directions made on 4 April 2013 remove permitted development rights for external alterations to many houses, as well as porches, street-facing roof changes, front boundaries and exterior painting, so window changes may need planning permission. The Nascot appraisal records that many timber sash windows have already been replaced with uPVC. KVI specifies replacement or refurbished timber windows to match the original pattern where needed.Source: watford.gov.uk
What hours can noisy work run on a Watford project?
Watford recommends noisy construction work only between 8am and 6pm on weekdays and 8am and 1pm on Saturdays, with none on Sundays or bank holidays. Work outside those hours needs prior consent under Section 61 of the Control of Pollution Act 1974, ideally applied for at least 28 days ahead. KVI plans strip-out, cutting and installation within the standard hours.Source: watford.gov.uk
Do builders need a parking permit in a Watford controlled parking zone?
Yes, if they park in the zone during controlled hours. Watford issues dispensations for tradespeople and builders working near a property, and for removals or loading, at £25 per vehicle per day for up to three weeks. Applications take three working days to process and the fee is non-refundable, so KVI arranges dispensations for installers before their visit dates.Source: watford.gov.uk
Do you take on single rooms as well as whole houses in Watford?
Yes. Projects range from a single room, which can also be designed remotely through the Virtual Studio, to whole-house refurbishments, new builds and commercial spaces. Every project follows the same five-stage, RIBA-aligned process: Define, Develop, Resolve, Deliver and Complete.
Can you manage the build as well as the design?
Yes. The studio can work alongside your architect and contractor, providing contractor coordination and design oversight on site, or deliver a single design-and-build service that takes the project from concept to completion.
Will Katherine be involved personally?
Yes. Katherine Varnava, a BIID Registered Interior Designer®, leads every project herself. The studio takes on a deliberately limited number of projects each year so that she stays involved in every detail, from concept to completion.
