Homes in Marylebone & Regent's Park
Marylebone is a grid of eighteenth and nineteenth-century terraces largely held by two great estates, Howard de Walden and Portman, with the stucco terraces of the Crown Estate around Regent's Park to the north. Listed buildings are the norm in much of the area, so interior work often means adapting historic townhouses and mansion flats to modern living.
Development of the Howard de Walden estate began in 1717, and the Harley Street area is dominated by terraced houses of different periods, larger on the main roads and smaller on side streets, with late Victorian and Edwardian rebuildings and mansion flats. The Portman Estate covers 110 acres of Marylebone with period townhouses and apartments. Around Regent's Park are the Crown Estate's stucco terraces, served by private roads and gardens. Projects range from converting former medical or office floors back into homes to refurbishing lateral apartments and listed townhouses with formal reception rooms.

The consents and local rules that most often shape an interior project here, each linked to its official source. The studio checks them for your property at the start, so they are planned into the design and the programme.
Westminster's guide to the Harley Street conservation area, first designated in 1968, says almost all the terraces and houses surviving from the first phase of development are listed: two at Grade I, 33 at Grade II* and about 260 at Grade II. Many later rebuildings are listed too, so listed building consent is common for interior changes here.Source: westminster.gov.uk
Historic England's listed building consent guidance says consent must be obtained from the local planning authority before altering a listed building in a way that affects its character, that unauthorised works are a criminal offence, and that the authority can insist work done without consent is reversed.Source: historicengland.org.uk
The Crown Estate Paving Commission manages the footways, roadways and gardens of The Crown Estate around Regent's Park, independently of the councils. Its Contractors section links to the licences needed for work, and contractor parking permits are bought from West Lodge, Park Square West.Source: cepc.org.uk
Westminster treats 8am to 6pm Monday to Friday and 8am to 1pm on Saturday as normal working hours; Sundays and bank holidays fall outside them. Noisy work outside normal hours needs a Section 61 prior consent application at least 28 days before work starts.Source: westminster.gov.uk
Bays can be suspended for building works, skip deliveries and removal vans through Westminster's online booking system. The council asks for 10 working days' notice, and charges per space per day on a tiered scale that varies by zone, with a £20 fee for short-notice requests.Source: westminster.gov.uk
Questions
Interior design in Marylebone & Regent's Park
Is my Marylebone townhouse likely to be listed?
In the Harley Street area, very possibly. Westminster's conservation area guide says almost all the terraces and houses surviving from the first phase of development are listed, with about 260 at Grade II, 33 at Grade II* and two at Grade I. Listing protects the interior as well as the exterior, so we check the list entry and survey the historic fabric before design begins.Source: westminster.gov.uk
How do contractors park around the Regent's Park terraces?
The roads around the Crown Estate terraces are managed by the Crown Estate Paving Commission rather than the council. It says contractor parking permits can be bought from West Lodge, Park Square West, and its Contractors section links to the licences needed for work. We arrange permits and licences before installation so deliveries run smoothly.Source: cepc.org.uk
Can work continue on Saturday mornings in Westminster?
Yes, within limits. Westminster's normal working hours are 8am to 6pm Monday to Friday and 8am to 1pm on Saturday, with Sundays and bank holidays outside them. Noisy work outside these hours needs a Section 61 prior consent application at least 28 days in advance. Individual estates and building managers may set tighter rules, which we confirm at the start.Source: westminster.gov.uk
Do you take on single rooms as well as whole houses in Marylebone & Regent's Park?
Yes. Projects range from a single room, which can also be designed remotely through the Virtual Studio, to whole-house refurbishments, new builds and commercial spaces. Every project follows the same five-stage, RIBA-aligned process: Define, Develop, Resolve, Deliver and Complete.
Can you manage the build as well as the design?
Yes. The studio can work alongside your architect and contractor, providing contractor coordination and design oversight on site, or deliver a single design-and-build service that takes the project from concept to completion.
Will Katherine be involved personally?
Yes. Katherine Varnava, a BIID Registered Interior Designer®, leads every project herself. The studio takes on a deliberately limited number of projects each year so that she stays involved in every detail, from concept to completion.
