Homes in Battersea & Clapham
Battersea and Clapham are defined by Victorian and Edwardian terraces, purpose-built flats and mansion blocks set around Clapham Common, Wandsworth Common and Battersea Park. The area is split between Wandsworth and Lambeth, and many streets sit in conservation areas where windows, doors and front elevations are controlled even when the main project is inside.
Wandsworth's Clapham Common appraisal (approved January 2007) finds that the predominant type is the terraced house, with three-storey red brick terraces of 1895 to 1908 replacing earlier mansions and surviving eighteenth and early nineteenth-century classical houses on North Side, West Side and Nightingale Lane. It also notes Queen Anne terraces by Alfred Heaver on Lavender Gardens and bow-fronted villas on Altenburg Gardens. In Battersea, the Park Town Estate appraisal (November 2010) records grand classical houses around St Philip Square from the 1860s, later two-storey terraces, and flats from around 1895 to 1916 designed to look like terraced houses with paired front doors. Lambeth's Clapham conservation area, first designated in 1968, centres on the common and its eighteenth and nineteenth-century buildings. Interior projects here often involve reconfiguring terraced houses for family living, refitting kitchens and bathrooms in flats, and keeping or reinstating period joinery and fireplaces.

The consents and local rules that most often shape an interior project here, each linked to its official source. The studio checks them for your property at the start, so they are planned into the design and the programme.
Wandsworth has 46 conservation areas. For unlisted houses, replacement windows and doors can be permitted development if the materials are of similar appearance to the original, but the council says flats and houses converted to flats do not benefit from permitted development rights, so window and door changes always need planning permission. Where an Article 4 Direction applies, residents must always seek planning permission.Source: wandsworth.gov.uk
On the Shaftesbury Park Estate, an Article 4 Direction means planning permission is needed for external alterations to houses visible from the street, including replacement windows and doors, changes to roofs including re-roofing in a different material, front porches, front boundary walls and gates, and painting the outside walls of houses and flats.Source: wandsworth.gov.uk
The Park Town Estate Conservation Area Appraisal and Management Strategy (approved November 2010) says windows are generally single-glazed timber sliding sashes that should be retained, that uPVC usually fails to replicate original detail, and that chimneys should be kept. It notes that flats on the estate have no permitted development rights, so most external changes need planning permission.Source: wandsworth.gov.uk
Historic England states that listing covers a whole building, including the interior, and that owners need listed building consent for most types of work affecting its special interest. For a listed house, internal joinery, staircases, fireplaces and room layout can therefore fall within the consent as much as the facade.Source: historicengland.org.uk
Wandsworth Council gives construction noise hours as Monday to Friday 8am to 6pm and Saturday 8am to 1pm, with exceptions only where special circumstances demand it.Source: wandsworth.gov.uk
Applications must be made seven clear working days before the suspension starts, with a non-refundable booking fee of £93.20. Inside a controlled parking zone the charge is £43.20 per 5 metre space for the first day and £35.20 for each further consecutive day.Source: wandsworth.gov.uk
Questions
Interior design in Battersea & Clapham
We own a mansion flat in Battersea. Do we need permission to replace the windows?
Usually yes. Wandsworth Council says flats and houses converted to flats do not benefit from permitted development rights, so changing windows or doors needs planning permission, and plastic-looking replacements are unlikely to be acceptable in a conservation area. Your lease may also require the freeholder's consent. We look at repair, draught-proofing and internal shutters first and bring in replacement only where the existing frames cannot be saved.Source: wandsworth.gov.uk
Does the Shaftesbury Park Estate Article 4 Direction affect interior work?
Not directly. Wandsworth Council lists the works it controls as external: alterations visible from the street such as windows and doors, roof changes, porches, front walls and gates, demolition and painting outside walls. A purely internal kitchen or bathroom project is not on that list, but anything that changes a front window, door or roof as part of the scheme will need planning permission, so we flag those items early.Source: wandsworth.gov.uk
What hours can builders work on the Lambeth side of Clapham?
Lambeth Council permits construction and building work from 8am to 6pm Monday to Friday and 8am to 1pm on Saturday, and does not allow it on Sundays or bank holidays. We plan noisy trades such as strip-out and stone cutting inside those hours and agree delivery times with neighbours in terraced streets.Source: lambeth.gov.uk
Do you take on single rooms as well as whole houses in Battersea & Clapham?
Yes. Projects range from a single room, which can also be designed remotely through the Virtual Studio, to whole-house refurbishments, new builds and commercial spaces. Every project follows the same five-stage, RIBA-aligned process: Define, Develop, Resolve, Deliver and Complete.
Can you manage the build as well as the design?
Yes. The studio can work alongside your architect and contractor, providing contractor coordination and design oversight on site, or deliver a single design-and-build service that takes the project from concept to completion.
Will Katherine be involved personally?
Yes. Katherine Varnava, a BIID Registered Interior Designer®, leads every project herself. The studio takes on a deliberately limited number of projects each year so that she stays involved in every detail, from concept to completion.
